Americans Are Holding Onto Homes Longer

Americans are holding onto their homes longer before selling, particularly in pricey coastal markets.

Homeowners who sold in the fourth quarter of 2025 owned their homes for an average of 8.55 years — up from 8.05 at the same time last year and the longest stretch in data going back to 2000, according to ATTOM, a real estate data company.

ATTOM said several factors are limiting homeowner mobility: a lock-in effect that makes owners reluctant to give up ultra-low mortgage rates, tight inventory that leaves few options and still-high prices that make trading up a reach.
